We have quite a few responsibilities as appraisers, but our primary duty is to our clients. Normally, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Subsequently, appraisers are typically restricted to only disclosing information to their clients, so as a homeowner, if you want to obtain a copy of an appraisal report, you normally have to obtain it from your lender instead of the appraiser.
Other obligations include numerical accuracy depending on the assignment's nature, attaining and keeping a respectable level of competency and education, and of course, the appraiser must behave in a professional manner. Here at Rod Wilson Appraisals, Inc., we take these ethical responsibilities very to heart.
Appraisers will sometimes need to consider the interests of third parties, including homeowners, sellers and buyers, or others. Those third parties normally are defined in scope of the appraisal assignment itself. An appraiser's fiduciary role is limited to those parties who the appraiser knows, based on the scope of work or other things in the framework of the order.

Appraisers also have standards outside of boundaries of with whom we share information For example, appraisers must backup their work files for a minimum of five years - at Rod Wilson Appraisals, Inc. you can rest assured that we abide by that rule.
We demand the highest professional integrity possible from ourselves. Accepting orders based on contingency fees is never an option. In other words, we can't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. It should be obvious that fabricating a home's value to achieve a higher paycheck is unethical! We just don't do it.
Finally, the Uniform Standards of Professional Appraisal Practice clearly states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be confident we are doing everything we can to objectively determine the home or property value.
